Technical consulting for rural land in Brazil

Rural property, checked layer by layer.

Venturi checks, from a technical standpoint, whether a rural property's land title, georeferenced survey, environmental registration (CAR) and other public datasets tell the same story — and provides technical support for each authority's procedures.

The information layers of a rural propertySix stacked planes, from bottom to top: land title, georeferencing, Rural Environmental Registry, permanent preservation areas and Legal Reserve, land cover and restrictions. The same perimeter crosses all of them.
Six layers of information about the same ground, held in different registries, cadastres and public databases.

The problem

When a property's documents do not match

A land title (matrícula) that does not match the georeferenced survey. A CAR boundary in the wrong place. A Legal Reserve proposed and never reviewed. An overlap nobody measured. Any of these issues can stall a sale, a loan, a licence or a project.

Situations we often see

  • Title records whose area or boundaries do not match the land

We compare the description in the land title (matrícula) with the georeferenced survey, the registries and the imagery, and measure the difference.

  • Boundary disagreements with neighbours

We overlay the property's perimeter on the neighbouring parcels in SIGEF and in the CAR.

  • A CAR filing cancelled, suspended or flagged

We check the filing against the perimeter and the land and prepare the amendment, for the environmental agency's review.

  • Property inside or around a protected area

We measure the overlap with the protected area's official boundary and with its buffer zone, where one exists, and identify the protected area's category.

  • Land under an environmental embargo or fine

We overlay the embargo polygon on the property and use satellite imagery to establish when the vegetation was cleared. Contesting the notice is not part of the service.

  • Permanent preservation areas or Legal Reserve limiting land use

We delineate the permanent preservation areas (APP) and propose the Legal Reserve location, for the environmental agency's review.

  • A sale, purchase or loan stalled by an issue nobody has pinned down

The property records assessment shows what matches, what conflicts and what is missing, item by item.

  • An offer on the table and doubts about the property

Technical due diligence surfaces the mapping, registration, land-cover and restriction risks before the deal.

Each one is decided by the competent agency or registry. Venturi's part is the technical one: documents, maps and measurement, in a set order.

Services

What Venturi does

Technical and administrative services for rural properties in Brazil. Every engagement starts with a written proposal setting out scope, stages and timeline.

  • Property records assessment

Comparison of the land title (matrícula), the survey certification in the Land Management System (SIGEF), the Rural Environmental Registry (CAR) and the rural property certificate (CCIR) with each other and with official databases: area, perimeter, boundaries and overlaps.

Deliverable: A technical report setting out what matches, what conflicts, what is missing and the technical action required for each item — including, where needed, the terms of reference for commissioning the georeferenced survey. Legal review of title, encumbrances and chain of title is outside the scope.

  • Geospatial analysis

Perimeter and area with the map projection stated; overlaps with neighbouring parcels in SIGEF and in the CAR, protected areas and their buffer zones, Indigenous lands, quilombola territories, agrarian-reform settlements, public forests, areas under environmental embargo, the border strip and mining-rights filings; land-use and land-cover history from satellite imagery and public datasets.

Deliverable: Maps, GIS files and calculation notes.

  • CAR, APP and Legal Reserve

Review of the existing CAR filing, preparation of a new filing or an amendment, delineation of permanent preservation areas (APP) and a proposed location for the Legal Reserve, for the environmental agency's review.

Deliverable: CAR files, maps, an area table and technical support throughout the environmental agency's review.

  • Technical due diligence

Before a purchase, loan or investment: a technical review of the property's maps, cadastral records, land cover and environmental and territorial restrictions.

Deliverable: A technical risk report — including an area estimate of the APP and Legal Reserve liability and any embargoes recorded on the property — and a prioritised list of issues to resolve. Legal review of the title and contracts is not included.

  • Field inspections and technical reports

Field inspections, technical reports and opinions on the property, and technical support in proceedings with public agencies, registry offices and lenders.

Deliverable: A report signed by a qualified professional, with dated, geotagged photographs.

  • Environmental project management

Planning, coordination and management of environmental projects on the property, including forest conservation.

Deliverable: An organised project file, schedule control and a record of each stage.

Reports, maps and other documents that require technical responsibility are signed by a legally qualified professional, with the record of technical responsibility required by the relevant professional council.

Who it is for

  • landowners, landholders and rural producers
  • buyers of and investors in rural land
  • banks and credit cooperatives
  • agribusiness companies and cooperatives
  • public bodies

Scope

The limits of our work

  • We do not promise outcomes.

Decisions on registrations, licences, certification or credit rest with the competent authority or institution. Venturi delivers the work described in the proposal.

  • Technical and administrative work.

This is what Venturi's corporate purpose covers and what this website presents. Legal consulting, advice and management of legal affairs, and court representation, are reserved to lawyers under Brazilian law and are not among these services.

  • We do not present estimates as measurements.

Estimates are marked as estimates, with the method. Anything we could not find is reported as not located, with a note of where we looked.

Method

How the work is done

Five stages, always in this order.

  1. Gather

We collect the property's records and the official datasets that describe it: registry, certification, environmental filing, licences and imagery.

  2. Cross-check

We check each data point against the official source and against the property's other records.

  3. Measure

We measure perimeter, area, overlaps and land cover in GIS, with the projection stated and the calculations documented.

  4. Report

We deliver a report with the status of each item and the technical action required.

  5. Follow through

We provide technical support through each procedure with the authorities, with a dated record of every step.

Datasets we consult

  • land title, at the registry office
  • survey certification, in SIGEF
  • Rural Environmental Registry (CAR)
  • CCIR
  • national register of protected areas
  • lists of embargoed areas
  • satellite imagery and land-cover maps

Delivery standard

What you receive — and how to check it

We do not publish cases, clients or results. What you can verify is the standard every deliverable follows — designed so that a public authority, a bank or an auditor can check the report.

  • Calculation method stated

A property's computed area changes with the reference system and calculation method, such as the map projection used. Every area we deliver states the method; when the difference matters, we show the figures side by side.

  • A source for every number

Every number in a report points to the document, dataset or calculation it came from.

  • File integrity

Each delivered file comes with its SHA-256 hash. Anyone who keeps the hash given at delivery can confirm at any time that the file is the one delivered.

  • Discrepancies recorded

When one document contradicts another, the discrepancy is logged with a number, its source and a date, and reported to the client before any action is taken.

Questions

Frequently asked questions

How does an engagement start?

With a conversation about the property and what you want to achieve — a sale, financing, a licence, an updated registration or an environmental project. Venturi then prepares a written proposal setting out scope, stages and timeline.

I do not know what is holding the property back. Where do I start?

It is a common situation, and it is what the property records assessment is for: it compares the property's records and datasets and shows what matches, what conflicts and what is missing. The first step is the same conversation about the property and your goal.

Which documents help prepare the proposal?

At first contact, it is enough to say where the property is and what you want to achieve. For the proposal, it helps to have an up-to-date certificate of the land title (matrícula), the CAR filing receipt and statement, the rural property certificate (CCIR) and, if available, the SIGEF survey certification and the map files. If any is missing, the proposal points to where to obtain it. Other documents, such as the rural land tax return (ITR), are requested only if the work requires them.

These documents contain other people's data: send only what is requested, through the channel indicated in our reply. They are handled as described in our privacy notice.

How is the fee set?

In the written proposal, according to the scope, before work begins.

Do you work on properties outside Paraná?

Yes. Document review and GIS work rely on digital records and official databases; field inspections are included in the proposal when the work requires them.

Does Venturi carry out georeferenced surveys for SIGEF certification?

No. Certification in SIGEF, the land management system of INCRA (Instituto Nacional de Colonização e Reforma Agrária, the National Institute for Colonisation and Agrarian Reform), is requested by the accredited professional responsible for the property's georeferencing. Venturi does not request certification: it checks the certified perimeter against the land title, the registries and the property's databases.

Does Venturi guarantee approval of a registry filing, licence, certification or loan?

No. The decision belongs to the competent authority or institution. What Venturi delivers is the technical work described in the proposal, with a record of every stage.

How are my documents and data handled?

To prepare the proposal and perform the engagement, with access restricted to those taking part in it and to the providers that support our operation; we also keep what the law requires and what is needed to defend rights. Legal bases, sharing, retention and your rights are set out in the privacy notice.
